1) Over-price it.

(and yes, it really is that simple)

Groundbreaking news! :)

Nope, I’ve got a better one…

You know how some people bake bread or put on some potpourri to make the house smell more inviting? My real estate agent once took us to look at a house where the owner was burning trash in the front yard! That’s not all… as an added “bonus” they had a skinned dear hanging outside from a tree. The house and property weren’t bad but you know what they say about first impresssions…

Isn’t it amazing that this is one of the most difficult concepts for sellers AND many listing agents to understand? Sad that it has to be put in print, huh?

Keep it looking cluttered and messy helps too.

@ Lonnie– Wow! I’ve got some stories of my own, but that one is takes the cake. Nothing says, “I’m home” like burning trash!

Glad I dropped by for this ground breaking news :) There are quite a few sellers that just don’t want to be believe this to be the case. How many times have you heard….They can always make an offer?

And no buyer is going to even go inside a house that is overpriced when there are plenty of reasonably priced houses available. If the buyers don’t go inside, they sure won’t make an offer.
